Construction and Renovation Issues (Builder's Thread)

  • pag nagpatambak po ba ng lote para sa house construction, is it more advisable na lagyan na kaagad ng perimeter fence yung buong lot kaagad (para wag mag-erode yung tinambak na lupa over time), or pwede na ba dun lang sa perimeter ng bahay mismo?

    If you plan to elevate your whole property, without bldg const. its better na mauna yun tambak. Pero kung me construction, unahin na muna yun excavation para maka save ka at the same time hindi makaabala. Also, kung certain area lang ang tatambakan mo. Better na mauna na yun perimeter fence mo.

    Consider also the following: 1) max height allowed by the subd restrictions. (usually 0.60m lang) saka make sure that the fence would be able to hold the pressure from the fill. kung more than 0.80 m. dapat me extra-reinforcement. consult your engr. for the design.

    Usually the cost of chb wall of 2m. high would be 2.5k/linear meter.

  • meron bang murang firm na nag oofer ng murang architectural design int and ext.and engineering na rin? totoo ba na ang rates sa mga ganong service is by percent of total expenses?
  • dipende yna tol, Actually min. basic fee sa design is 10% ng total project cost. Minimum yan ha pero ang nangyayari e ginagawang max. yung 10% merong papatol dyan na bababa ng as low as 2% makuha lang ang project

    correction... pag housing 7% lang ang archt' fee.

    contractors fee usually charged 20% of const cost and 15% for profit. typical house design naman from consultants would cost you 100k-150k.
  • so kung magpapatayo ng 3 storey bldg in 100sqm lot, that would cost around P2.5-3M (construction materials + labor)? tama po ba?

  • @algernon...kapag nagpatambak ka sa isang bakanteng lote, mainam na bakuran mo na muna ang perimeter ng lote.bakit?para kapag nagpatamper ka, yung lupa na tinambak mo, mas makokompress...ngayon,yung sa perimeter ng building or bahay itself sa loob ng lote, ito ay may tinatawag na perimeter wall na kung saan, etong mga wall na eto ay may pundasyon din...note:kung bago lang ang tambak sa lote at gusto mo nang tirikan, huhukayin ang lupa(simula sa ibabaw tambak) hanggang sa 1-1.5 metro mula sa ilalim ng tambak(standard foundation depth from surface of stable soil to bottom of fondation for buildings 1-3 storey high,average occupancy,non-industrial).so kung 1 meter tambak mo, lalim ng pundasyon mo ay 2 meters mula sa ibabaw ng tambak...ngayon kung nais mo na sa ibabaw ng tambak + kalahating metro mula sa ilalim ng tambak lang ang hukay to save on concrete, kelangang i-tengga mo muna ang lupa for at least 5-10years(not sure on the minimum to be honest,pero mas matagal,mas maganda) to accomodate natural settlement sapagkat nasa structural code na bawal ihulma o itirik ang pundasyon sa lupang nagalaw o tambak lamang unless ito ay na-compress ng makina for a certain number of times at nagsettle for a few years.

  • @all...update lang...yung per kilo ngayon ng bakal ay sobrang unstable due to oil prices...grade 40 rebar price from steel companies would always add 35% per kilo and for grade 60, plus 33 % per kilo naman...cement ang mas stable ngayon...

    Construction Tip for the Day:

    If you are planning to start the construction of your house/building, it would always be best to start during summer time so that you wouldnt have any problems with regard to the concreting of substructures, especially footings and tie-beams. Concreting of substructures during the rainy seasons involves a lot of risks like soil erosion on a freshly poured concrete member or "concrete washout" of these members. Pumps would always have to be ready and concrete for pouring should have the correct cement-water ratio.
  • @radztech...it does not matter kung anong type whether 2-storey or flat basta't residential siya, the price is per floor area using standard materials for structural and architectural items...so yung value na yan is for a mid-range, simple but elegant house...a high end residential structure(yung mga tipung pang-corinthian or forbes park) nagstart sa 20thou per square pataas, fixtures and finishes would be deciding factors for the price to escalate...

    Warning!!!
    Do not buy cheap cement from unknown source or hardware. Most likely it is a fake. Buy from known or big hradwares in your area.
  • @romie...w/regard to labor only, okay yan,usually mga 5000-7500 per square meter for a midrange residential building...pero kase,kapag hiniwalay mo yung labor, magmumukhang mahal ang labor only na papakontrata because of items na di gagamit ng materials na visible like clearing,cleaning and demobilization...

    regarding cement,dapat talaga sa mga dealer na lang kayo directa bumili lalo na kung marami...pwede ninyo naman ipatesting yan before you use it...

    @waycool...mabenta is republic, dragon at island...next to those 3 would be union...difference?presyo...baket?marketing costs.

    add ka po ng 10% for every addtional floor.
  • @J_D...ok na yan sa wallpaper..teka, depende nga pala sa origin, kung german o italian...try mo sa downtown manila, sa may soler st.
  • @niaga...nice reminder, that should be for the contingency as the building adds another floor, though usually sa mga flats up to three stories, overall na ang yung ganung price.but it does not include the total contingency cost pa..building construction pa lang talaga yun...excluding permits and fees...


    ..nga pala, sa mga nagtatanong ng price/square meter, reminder, usually building cost lang po ito(Labor and Materials) excluding permits and fees pati contingencies at usually, this is given just to serve as a basis for the project owner on how the cash flow for the project will be managed.
